Terms of Service
Effective Date: September 17, 2026
These Terms of Service govern your use of the Hilton Head Property Partners website, located at hhiproperty.com, and any forms, information, or features made available through the website.
By accessing or using this website, you agree to these Terms of Service. If you do not agree with these terms, please do not use the website.
1. About Hilton Head Property Partners
Hilton Head Property Partners (“HHPP,” “we,” “us,” or “our”) provides property care, home watch, project coordination, storm preparation, vendor coordination, and related property-support services in Hilton Head Island, Bluffton, and surrounding communities.
Information provided on this website is intended to offer a general overview of our company and services. Specific services, responsibilities, fees, schedules, limitations, and terms will be established in a separate written service agreement between HHPP and the client.
If these Terms of Service conflict with a signed client service agreement, the signed service agreement will control regarding the services covered by that agreement.
2. Website Use
You may use this website only for lawful purposes. You agree not to:
Use the website in a manner that violates any applicable law or regulation.
Submit false, misleading, fraudulent, or unauthorized information.
Attempt to gain unauthorized access to the website, its systems, or its data.
Interfere with the operation, performance, or security of the website.
Copy, reproduce, distribute, or commercially exploit website content without permission.
Use automated tools to collect information from the website without our written consent.
We may restrict or terminate access to the website if we believe it is being used improperly.
3. Service Inquiries
Submitting a contact form, requesting information, or communicating with HHPP through this website does not create a client relationship or obligate HHPP to provide services.
A client relationship begins only after:
HHPP has reviewed and accepted the requested work;
The parties have agreed upon the scope and cost of services; and
Any required service agreement, authorization, deposit, or initial payment has been completed.
We reserve the right to accept or decline any service request.
4. No Property or Rental Management Services
Unless expressly stated in a separate written agreement, HHPP is not acting as a real estate broker, rental manager, leasing agent, property manager, general contractor, engineer, architect, attorney, accountant, insurance professional, or other licensed professional.
HHPP does not replace a client’s real estate agent, property manager, insurance representative, attorney, contractor, or other professional advisor.
Our role is generally to help property owners monitor, maintain, coordinate, and care for their property. The precise nature of our role will depend on the services selected and the applicable service agreement.
5. Property Visits and Home Watch Services
Property visits are visual, non-invasive observations of reasonably accessible areas. They are not professional inspections and do not guarantee that every problem, defect, hazard, intrusion, failure, or change in condition will be discovered.
Conditions may arise or change between scheduled visits. HHPP cannot guarantee prevention of damage caused by weather, water intrusion, mold, pests, equipment failure, criminal activity, utility interruption, construction defects, or other circumstances outside our reasonable control.
Any concern identified during a visit will be communicated according to the procedures established in the client’s service agreement.
6. Emergencies
This website and its contact forms are not monitored as emergency-response systems.
Do not use the website to report a fire, medical emergency, suspected crime, active water leak, gas leak, electrical hazard, or another condition requiring immediate assistance. Contact 911, the appropriate utility provider, emergency service, community security office, or qualified service professional.
HHPP does not guarantee immediate response to messages submitted through the website, email, text message, or voicemail.
7. Vendors and Service Providers
HHPP may recommend, coordinate, schedule, or communicate with third-party vendors and service providers on a client’s behalf.
Unless otherwise stated in writing:
Third-party vendors are independent businesses and are not employees or agents of HHPP.
HHPP does not control the vendor’s methods, personnel, scheduling, pricing, warranties, or workmanship.
The client is responsible for reviewing and approving estimates, contracts, materials, and major changes.
Payments owed to third-party vendors are separate from fees owed to HHPP.
Vendor availability and scheduling cannot be guaranteed.
HHPP makes reasonable efforts to work with reputable service providers but does not guarantee the performance or continued availability of any third party.
8. Licensed Work and Project Oversight
Some projects require services provided by licensed contractors or other licensed professionals. HHPP will not perform work that legally requires a professional license unless the work is completed through an appropriately licensed provider.
Cosmetic project coordination is different from licensed construction or renovation oversight. The applicable proposal or service agreement will identify HHPP’s role, the client’s responsibilities, and whether licensed professionals are required.
HHPP’s involvement in a project does not replace required permits, inspections, professional design services, engineering, or licensed construction supervision.
9. Client Responsibilities
Clients are responsible for providing accurate and current information necessary for HHPP to perform the requested services. This may include:
Property access instructions, keys, codes, and community authorizations.
Current contact and emergency-contact information.
Alarm, utility, insurance, and vendor information.
Known property conditions, hazards, maintenance concerns, or access restrictions.
Timely approval of estimates, repairs, purchases, and service recommendations.
Appropriate insurance coverage for the property and its contents.
HHPP is not responsible for delays, missed access, or losses caused by incomplete, inaccurate, or outdated information supplied by a client.
10. Fees and Payments
Prices shown or described on the website are for general informational purposes and may change without notice.
Actual fees will be provided in a proposal, estimate, service plan, invoice, or client service agreement. Additional services, after-hours requests, emergency coordination, purchases, vendor charges, and work outside the agreed scope may result in additional fees.
Payment terms, cancellation policies, renewal terms, and any applicable late fees will be stated in the relevant service agreement or invoice.
11. Information and Recommendations
We make reasonable efforts to keep website information accurate and current. However, we do not guarantee that all descriptions, pricing information, service areas, availability, or other website content will always be complete or error-free.
General recommendations provided through the website are informational and should not be treated as legal, financial, insurance, engineering, architectural, construction, environmental, or other professional advice.
12. Intellectual Property
Unless otherwise indicated, the website and its content—including text, photographs, graphics, logos, icons, page designs, and other materials—are owned by or licensed to Hilton Head Property Partners and are protected by applicable intellectual-property laws.
You may view and print website content for your personal, noncommercial use. You may not reproduce, modify, publish, distribute, sell, license, or commercially use our content without prior written permission.

When you submit information through the website, you represent that:
The information is accurate to the best of your knowledge.
You have the authority to provide it.
Its submission does not violate another person’s rights.
You authorize HHPP to use the submitted information to respond to your inquiry, evaluate a potential service request, provide requested services, maintain business records, and communicate with you.
Please do not submit highly sensitive information—such as passwords, alarm codes, financial account information, or Social Security numbers—through a general website contact form.
Our collection and handling of personal information are also subject to our Privacy Policy.
14. Third-Party Websites and Services
The website may contain links to third-party websites, vendors, community resources, social-media platforms, payment services, or other outside services.
These links are provided for convenience. HHPP does not control and is not responsible for the content, security, availability, privacy practices, or terms of third-party websites. Your use of third-party services is subject to their own policies and terms.
15. Website Availability and Security
We work to maintain a functional and secure website, but we do not guarantee that it will always be available, uninterrupted, error-free, or free of harmful components.
You are responsible for using appropriate security measures when accessing the internet. HHPP is not responsible for losses caused by internet outages, hosting interruptions, malicious software, unauthorized third-party activity, or other circumstances beyond our reasonable control.
16. Disclaimer of Warranties
To the fullest extent permitted by law, this website and its content are provided on an “as is” and “as available” basis.
HHPP makes no express or implied warranties regarding the website’s operation, availability, accuracy, completeness, suitability, or security. Nothing on the website guarantees a particular property, project, financial, or service outcome.
This section does not eliminate any warranty or right that cannot legally be excluded.
17. Limitation of Liability
To the fullest extent permitted by applicable law, HHPP will not be liable for indirect, incidental, special, consequential, exemplary, or punitive damages arising from your use of, or inability to use, the website.
HHPP is not responsible for decisions made solely in reliance upon general website information.
Limitations related to paid property services will be governed by the applicable client service agreement. Nothing in these Terms is intended to exclude liability that cannot legally be limited or excluded.
18. Indemnification
To the extent permitted by law, you agree to defend, indemnify, and hold harmless HHPP and its owners, employees, representatives, and agents from claims, damages, liabilities, losses, and reasonable expenses arising from:
Your unlawful or unauthorized use of the website;
Information you submit through the website;
Your violation of these Terms of Service; or
Your infringement of another person’s rights.

These Terms of Service are governed by the laws of the State of South Carolina, without regard to conflict-of-law principles.
Any legal proceeding relating to these Terms or use of the website must be brought in a court of appropriate jurisdiction serving Beaufort County, South Carolina, unless the parties agree otherwise in writing or applicable law requires a different venue.
20. Changes to These Terms
We may update these Terms of Service periodically to reflect changes in our website, services, operations, or legal obligations.
The updated version will be posted on this page with a revised effective date. Your continued use of the website after changes are posted constitutes acceptance of the revised terms.
21. Severability
If any provision of these Terms is determined to be invalid or unenforceable, the remaining provisions will remain in effect. The affected provision will be interpreted or modified only to the extent necessary to make it valid and enforceable.
22. Entire Agreement Regarding Website Use
These Terms, together with our Privacy Policy and any other notices posted on the website, constitute the entire agreement regarding your use of the website.
They do not replace or modify a signed client service agreement covering paid services.
